2. What documents are required?

The process of renting a property in France comes with a list of requirements. They’ll all be compiled in a rental file that the owner/landlord will look over as they select their tenant/s.

Getting The Rental File

Every prospective tenant is required to submit a rental file when they apply to rent out a property. The contents of the rental file depend on the type of tenant who's applying. 

General Requirements (Applies to All):
  • Tenant Information Sheet
  • Proof of identity (i.e. driver's license, passport, or identity card)
  • Proof of Address (i.e. last three rent receipts or certificate of accommodation)
  • Last Two (2) Tax Notices
  • Last Tax Returns

For Employees:
  • Last Three (3) Payslips
  • Proof of Employment (i.e. Employment contract, company ID, etc.)

For Professionals (Self-Employed):
  • Business Card
  • Original D1 Extract from the French Trade Registry (Should be less than 3 months old)
  • Last Two (2) Tax Notices
  • Last Compliant Tax Return

For Students:
  • Student Card/ Certificate of Enrollment
  • Parental Guarantee (For minors)
  • Deposit for Unpaid Rent and Damage (i.e. Garantme, Visale, etc.)

For Retirees:
  • Notice of Pension Fund Entitlement

For Companies:
  • Extract "K BIS" from the French Company Register (Should be less than 3 months old)
  • Last Balance Sheet and General Operating Account,
  • Documents About The Business
  • Documents that Show Authority of The Tenant
  • Minutes of The Meeting Regarding The Company's Tenancy of The Property
  • Bank Notice of One Year's Rent (Renewable over the duration of the lease)

For Joint-Tenants:
  • Must Justify Net Income that will Equal at least Three (3) Months of Rent (charges included)

For Guarantors:
  • Employment Contract
  • Proof of Identity
  • Proof of Address
  • Last Three (3) Payslips
  • Property Tax Notice/ Property Income

NON-RESIDENTS/FOREIGNERS
  • Copy of Passport
  • Copy of Visa
  • Proof of address
  • Proof of income
  • Tax assessment from country of residence

3. What parts cannot be requested?

In accordance with the Laws of July 6, 1989, and January 17, 2002, the owner/landlord is not entitled to demand certain documents, that are considered too personal and confidential. These include:
  • Photo portrait
  • VITALE Card
  • Photocopy of Bank Account Details
  • Certificate of Proper Maintenance of the Bank Account
  • Certificate of No Credit
  • Authorization of Direct Debit
  • Marriage Contract or Cohabitation Certificate
  • Personal Medical Records
  • Criminal Records (if applicable)
  • Extract from any Family Record
  • Any Financial Proof Intended to Reserve or Guarantee Your Accommodation

4. Guarantees

Most homeowners require guarantees, such as paying a deposit, choosing a guarantor, Visale Guarantee, etc to ensure that you can consistently pay your rent throughout the duration of your lease. 

Finding a guarantor is not mandatory but is practically systematically requested by the owner/landlord in rental files. However, if your income is 3 times higher than the amount of rent, you will not need to call on a guarantor. Your proof of income will suffice.

Renting a property comes with a certain set of rights and responsibilities. Generally, the tenant has the right to reside in a property with good living conditions, which is the responsibility of the owner/landlord. 

In turn, there are certain things that the tenant is prohibited from doing. These include not paying the rent, causing a disturbance, and undertaking major renovations to the property without the authorization of the owner/landlord.

6. Some questions to ask before renting a furnished apartment

  • Are charges included?
  • What is included in the charges (i.e. water, heating, household waste)?
  • Is it possible to make perforations or openings in the walls?
  • Is there public transport nearby?
  • From what date is the accommodation available for rent?
  • What is the duration of the lease?
  • Is there any work planned before your installation?
  • Is the accommodation well insulated?
  • Is the building connected to fiber?
  • What pieces of furniture or appliances will remain in the apartment?
  • Does the property have good security?

7. As a non-resident and/or alien

As a reminder, he asked you to justify income 3x higher than the rent.

Indeed, even if the income is high, the fact that they are from foreign sources, does not reassure the owners (no recourse can be prohibited if you leave the territory).

For this and to reassure the owner about your solvency, several solutions are available to you:
  • Pay rent in advance (over several months or in full)
  • Ask your employer in France to be a guarantor
  • Ask a loved one, family members, friends, etc.
  • Call on a company (companies, banks, associations), an organization specializing in guarantors (guarantee organizations) as garantme.fr

If no one from the entourage can stand surety, there are also aids such as the Visale guarantee (for rents below 2000 euros monthly and if the lessor is a legal entity) or paid solutions via surety organizations.
