What do I need to know about thermal strainers?

Many homeowners want to sell their thermal strainer. This can be explained by the entry into force of the Climate Act, which reduces greenhouse gas (GHG) emissions.

What is a thermal strainer?

A thermal strainer is an energy-intensive dwelling whose poor insulation generates high energy consumption. 

In order to know the energy class of your home, you must refer to the Energy Performance Diagnosis (DPE). This document, present in the mandatory diagnostics, makes it possible to evaluate the amount of energy and greenhouse gases of a dwelling (or building).

The accommodations are classified from 7 labels ranging from the letter A to the letter G. The letter A stands for the dwellings that consume the least energy. The letter G corresponds to the most energy-intensive dwellings.

As part of a thermal sieve, the dwelling is classified F or G. 

In addition to insulation defects, thermal strainers are equipped with old energy-consuming appliances (oil boiler for example).

What is the Climate Law and what are the changes?

The Climate and Resilience Act entered into force in July 2021 and makes it possible to fight against climate change. The Climate Act aims to accelerate the energy transition in terms of energy consumption in particular.

The objective for landlords is to renovate these dwellings. 

Indeed, the Climate Law provides for the gradual prohibition of the rental of thermal strainers (2025 for all housing classified G, 2028 for all housing classified F, 2034 for all housing classified E).

Energy-intensive homes that will be put up for sale must be subject to a mandatory energy audit (since 1 April 2023 for housing classified F and G, 2025 for housing classified E, 2034 for housing classified D).

One of the solutions to improve the DPE and gain in energy class is to plan renovations.

How to win in energy class?

The renovation work makes it possible to gain in energy class: 
  • Lighting replacement and improvement
  • Improved ventilation to install a new one
  • Install thermal insulation
  • Replacement of heating system and water installations
  • Replacement of joinery and windows

Aid granted by the State is available to carry out work, this is the case of the MaPrimeRénov' premium, the energy premium, VAT at a reduced rate of 5.5% and the eco-loan at zero rate.

Note: If you want to sell thanks to a better energy performance, this will make you gain in added value.

What is the problem with old buildings?

The date of construction of the dwellings plays a role in CO2 emissions. The older the dwellings, the worse their energy efficiency. 

Old buildings are very poorly insulated and require major work. 

This work has many constraints for professionals: walls too thick, installation of insulation, modification of the thermal system, etc. And homeowners can also see their living space reduced.

What are energy audits for?

The owners of a thermal strainer (F or G) are obliged to carry out an energy audit if they wish to sell their property. This only concerns detached houses (not condominiums).  

An energy audit is a complete assessment carried out by a qualified diagnostician that makes it possible to study the energy performance of a home. This audit helps the owner to guide his energy renovation project.
